Construction work has now officially begun on the fourth phase of our major Castleward development in Derby city centre. This follows the successful completion of Castleward Phase 3 in spring 2024.
We celebrated the start of Phase 4 on 27th August 2024 with our regeneration partners on the project. Derby City Council, our constructor Lovell, and Homes England joined us for a breaking-ground ceremony on this brownfield site.
Castleward is a £100 million development and one of the city’s largest housing projects. It is ideally situated for city-living, between Derbion shopping centre and Derby Midland Station. In total, the scheme will provide around 700 new homes, green space and nearly 35,000 square feet of commercial retail space. We are delivering this long-term placemaking project over a period of 15 to 20 years.
Phase 4
This fourth phase of Castleward is close to The Boulevard, and is split over two sites. The largest of these is on Canal Street, with a smaller site on John Street. The phase will provide 112 new mix-tenure homes, a combination of two and three-bedroom houses and one and two-bedroom apartments. We expect to complete work on this phase in early 2027, and are already preparing designs for phase five.
